The Silver Group has arranged the sale of a rare, North Bay net leased investment property leased to AutoZone and Mattress Firm Inc d/b/a Mattress Discounters. The Property located at 2510 Santa Rosa Ave., consists of a ±13,016 sf retail building on ±1.05 acres of land. The Seller developed this project in 1999. Mattress Discounters has operated at the location since 2004. Both AutoZone and Sleep Train signed new leases in 2013. The Property received lots of interest due to the location, security and lack of supply in the market. This shopping hub is home to over 1 million square feet of national and regional retailers, including Costco, Target, Sports Authority, Marshall’s, Office Depot, Best Buy, PetSmart, BevMo!, Trader Joe’s, Petco, Bed Bath and Beyond, Smart and Final, REI, Michael’s, Toys R Us and more. A local investor acquired the property to complete a tax deferred exchange. Greg Cunha of The Silver Group exclusively represented the Seller and negotiated a purchase price that was 99.5% of the asking price.
